“I Wish I Had Bought Two.”

That's what one of my clients told me some time after purchasing an investment property.

Not because someone had promised that prices would rise.

Not because anyone could predict the future.

Over the years, I have heard similar words more than once.

Another client initially had serious doubts about buying an apartment in a building that was still under construction. After the project was completed, she told me:

"I'm so glad I made that decision. At today's prices, I simply wouldn't be able to afford a similar property."

These stories are not proof that property prices always go up.

Nor are they a guarantee that every investment will be successful.

These stories have reinforced one lesson throughout my career:

The best investment decisions are often made long before the market fully recognizes the value of an opportunity.

Why Professional Analysis Matters More Than Market Trends

When I advise clients, I never focus solely on a property's current price or on which neighborhood happens to be the most popular at the moment.

Instead, I evaluate a wide range of factors that may shape the future of a location, including:

  • transportation and accessibility;
  • planned infrastructure improvements;
  • new residential and commercial developments;
  • business environment and economic activity;
  • demand for housing and rental properties;
  • quality of the urban environment;
  • long-term growth potential.

In many cases, these factors matter far more than how attractive a neighborhood appears today.

Experience has taught me that a successful investment does not begin with the question:

"Where is everyone buying?"

It begins with a different question:

"Where are the conditions for future growth?"

Of course, no one can predict the future with complete certainty.

But a sound investment decision is never based on assumptions alone.

It is built on careful analysis, experience, and the ability to recognize potential before it becomes obvious.

That is why professional real estate consulting is about much more than presenting available properties.

It is about helping clients make informed decisions that reflect their goals, financial situation, and long-term strategy.

The greatest satisfaction in my profession comes not on the day a transaction is completed, but years later, when a client tells me:

“I Wish I Had Bought Two.”
